Certificate of Occupancy

 Applying for a Certificate of Occupancy (CO) or Temporary Certificate of Occupancy (TCO) typically involves several steps and requires adherence to local building codes and regulations. 

Our Services:


Determine Eligibility: Before applying for a CO or TCO, ensure that the building or structure meets all applicable building codes, zoning requirements, and safety standards. The construction work must be completed and approved by the local building department.


Gather Documentation: Prepare the necessary documentation required for the application process. This may include:

  • Completed application form provided by the local building department.
  • Detailed construction plans and specifications.
  • Proof of compliance with building codes and regulations.
  • Inspection reports and permits.
  • Any other relevant documentation specified by the local building department.


Submit Application: Submit the completed application form along with the required documentation to the local building department or relevant authority. Some jurisdictions may offer online submission options, while others may require in-person submission.


Pay Fees: There are usually fees associated with the application for a CO or TCO. On the behalf of the property owner, pay the required fees as specified by the local building department.


Schedule Inspections: Once the application is submitted, inspections can be scheduled. The local building department will conduct inspections to verify that the building or structure complies with all applicable codes and regulations.


Address Deficiencies: If any deficiencies are identified during the inspections, work with the local building department to address them promptly. This may involve making necessary repairs or modifications to bring the building into compliance.


Receive Certificate: Once the building department is satisfied that all requirements have been met, they will issue either a Certificate of Occupancy or a Temporary Certificate of Occupancy, depending on the circumstances:

  • Certificate of Occupancy (CO): This certificate is issued when the building or structure meets all requirements for occupancy and can be used for its intended purpose.
  • Temporary Certificate of Occupancy (TCO): In some cases where minor deficiencies or outstanding issues exist, a TCO may be issued to allow partial occupancy of the building while remaining work is completed. A TCO typically has an expiration date, after which the building must obtain a TCO extension or a full CO.
